Information For Renters! We are a member of TICA Default Tenancy Control Pty Ltd which is a tenant history database uniting Property Managers throughout Australia, New Zealand and the United Kingdom. As members we are obliged to report any defaults to TICA as soon as possible in accordance with New South Wales and Australian Capital Territory Residential Tenancy Agreements. Should a tenant be listed on the TICA Database that person could remain there for a considerable time and may result in not obtaining rental accommodation in the future. Your rental history is crucial.
We do look forward to having a harmonious agent tenant relationship, as we will only take this course of action when absolutely necessary. Please ensure that you read, understand and oblige by the Residential Tenancy Agreement as it is a legal contractual arrangement between yourself and Spackman Real Estate. As a tenant, your obligations are keeping your rental payments up to date, keeping the premises reasonably clean, informing the agent immediately of any maintenance or damages and leaving the premise in a similar condition as it was at the start of the tenancy.

Alternatively you can write to TICA and enclose a money order or bank cheque of $14.30 along with a stamped self addressed envelope to obtain your information. What Can Be Reported? Any breach that may occur throughout your tenancy can be reported to TICA from arrears of rent to poor periodic inspections. What Are The Consequences Involved In A Listing? With an Australian membership well into the thousands chances are high that you will one day deal with a TICA member. If you are registered on the database it may have an adverse effect on a tenancy application. It is advisable that you strictly adhere to the terms and conditions of your tenancy agreement to avoid a listing as a default.
Who Receives Your Information? Any information that is held on our database is for the exclusive use of TICA members and only used in evaluating a tenancy application. No other person or corporations other than those involved in the rental accommodation industry have access to the information held by TICA. A TICA member must display a sticker on their door advising they are members of TICA.
